Florida ranks among the top garage condo markets in the country, with 59 garage condo developments across 32 cities and over 2,600+ units. The state's year-round climate, affluent collector base, and concentration of motorsport venues have made it a magnet for luxury garage development and the pace of new construction shows no signs of slowing.

Southwest Florida is the epicenter, accounting for 22 developments between Fort Myers, Naples, Bonita Springs, Estero, and the Gulf Coast corridor. Naples alone hosts seven projects ranging from entry-level storage to ultra-premium collector suites, with Jetport Motor Suites near Naples Airport commanding $870,000 to over $2 million and Prima Auto Condos adjacent to Treviso Bay listing at $900,000 to $1.25 million. Fort Myers adds another 10 developments offering a wider price range, from My ITEC Place at $120,000 to Classic Ultra Storage Condos at $474,000+.

The Tampa Bay and Sarasota corridor has emerged as Florida's most dynamic growth region. The Motor Enclave in Tampa which is the largest private garage community in the world at 300+ units across 200 acres has generated over $130 million in sales within two years of opening. The development includes a 1.6-mile performance track, off-road trails, and a 37,000-square-foot event center. A second Motor Enclave is now in pre-sales for a Sarasota location (59 units, opening 2026). Nearby, Luxe Dream Garage in Lakewood Ranch sold out before completion, and Motocave in St. Petersburg is nearly sold out with only seven of 43 units remaining.

Florida's motorsport connection runs deeper than any other state. Circuit Florida in Auburndale offers 75 car condos with a 1.7-mile track and short-term rental eligibility. Sebring Motor Garages is building 157 units less than a mile from Sebring International Raceway. RaceTrack Toy Collection near Homestead-Miami Speedway is one-third pre-sold during construction. These track-adjacent developments represent a product type that barely exists outside Florida and Texas.

Demand signals are unmistakable: six developments have already sold out, multiple active projects report 80%+ absorption, and 18 projects are currently under construction or in pre-construction which is one of the deepest pipelines in the nation. New entries include Revault Miami (16 units with indoor padel club, groundbreaking Q2 2026), Naples Auto Vault by The Lutgert Companies (starting at $850,000), and The Hargrove Car Club in Palm Coast (50 units on 36 acres). Southeast Florida, the Treasure Coast, and Northeast Florida round out the state's coverage, with WheelHouse Ponte Vedra recently securing expansion permits and Auto ClubHouse planning 15+ locations nationally from its Jupiter flagship.
