    Arizona is one of the most dynamic garage condo markets in the country, with 36 garage condo developments across 13 cities and approximately 2,400+ total units. The market is anchored by the Phoenix-Scottsdale metropolitan area, where the Scottsdale Airpark corridor alone hosts multiple Toy Barn locations, The Autobox, and Silverleaf Auto Garages — making it the densest garage condo micro-market in the state. Chandler, Cave Creek, and north Phoenix serve as secondary hubs, while Prescott, Lake Havasu City, and emerging suburban communities like Queen Creek and Marana extend the market's geographic reach.

    Arizona offers one of the widest pricing spectrums nationally, ranging from under $84,000 for entry-level storage condos at Luxelocker Glendale to over $1.2 million for ultra-luxury collector suites at Hightail Arcadia in Phoenix.     Demand signals are strong. Four developments have already sold out entirely, and several active projects report phases selling ahead of schedule. The 2026 pipeline is robust, with nine projects under construction or in pre-construction adding over 500 new units to the market. The largest project under way is Toy Barn Cave Creek South (91 units, opening July 2026), followed by Toy Barn North Scottsdale (135 units planned, the brand's flagship), Luxelocker Prescott (126 units), and Collectors Garage Westworld which is a $55 million ultra-premium concept near Scottsdale's WestWorld event venue.
