Kentucky is an early stage garage condo market with three tracked developments concentrated in two regions: the Northern Kentucky / Cincinnati metro corridor along the Ohio River, and Lexington in the heart of the Bluegrass region. The state's market is small in unit count but strategically positioned, with each development serving a distinct buyer profile in some of Kentucky's most economically active areas.

The Northern Kentucky cluster includes two developments serving the Cincinnati metro spillover. Triple Crown Storage Condominiums in Florence is Northern Kentucky's first ownership based storage facility, located in the Florence and Elsmere area near the I-71 and I-75 corridor in Boone County. Torque Motor Suites is bringing a luxury car condo product to Northern Kentucky as a planned expansion of the Neyer Properties brand, which already operates locations in Cincinnati's Blue Ash and Oakley neighborhoods, with units priced from $300,000 to $500,000 featuring 1,200+ square feet, mezzanines, full baths, and bar options.

In Lexington, The Haven Private is the city's first luxury garage condo, a boutique five unit development by Red Draw Development located in Fayette County, gated and secured with cameras and intentionally hidden from public view to serve a discreet, high net worth collector base. While Kentucky's market is still in its earliest days, the combination of Cincinnati metro spillover and Lexington's affluent equestrian and bourbon country demographics positions the state for meaningful growth as the garage condo concept continues expanding across the Midwest and Upper South.
