Illinois has built a substantial and rapidly growing garage condo market, with seven garage condo developments totaling over 550 units nearly all of them concentrated in the Chicago metropolitan area. The market spans the affluent suburbs in every direction from the city: Naperville and Joliet to the southwest, Crystal Lake, Lake Zurich, and Gilberts to the northwest, Barrington and Mundelein to the north. This geographic spread reflects strong, dispersed demand from collectors, professionals, and small-business owners across the greater Chicagoland area, where multi-car suburban garages alone can no longer accommodate growing collections and where harsh winters make climate-controlled enclosed storage essential.
Iron Gate Motor Condos in Naperville is the anchor of the Illinois market and one of the most established garage condo communities in the Midwest. Built across 45 acres in DuPage County, the development has grown to 185+ units (now sold out), features a retail plaza and iconic 5 O'clock Tower, and is currently expanding with 21 additional units in 2026. Pricing across its history has ranged from $129,000 to $1,000,000+. Autobahn Country Club in Joliet offers a different premium experience which is a true racing country club with two tracks, member clubhouse, and trackside condos that combine 1,250 square feet of living space with climate-controlled garages capable of housing up to five cars, starting at $275,000 plus annual dues.
