    Minnesota leads the nation in garage condo development count, with 59 garage condo developments spread across 48 cities and over 20 counties. No other state comes close to matching that geographic breadth. The market is roughly split between the Twin Cities metro area where 31 developments serve the state's densest concentration of collectors, hobbyists, and small-business owners and Greater Minnesota, where 28 developments reflect strong demand in lake country, regional hubs, and rural communities from Moorhead to Mankato.

    The Twin Cities market is anchored by two landmark developments. Medina AutoMotorPlex (161 units, sold out) established Minnesota as a national leader in the luxury car condo category, with units ranging from 500 to 5,000 square feet and prices starting at $250,000. ChanMotorPlex in Chanhassen (100 units, 1 for sale) cemented the concept with its cars-and-community model, pricing from $250,000 to $1,250,000. Both developments maintain active resale markets which is a signal of sustained demand and equity-building potential for owners. Motor Condos at Independence is another premium active project, with 120 units including 3,400-square-foot three-story showpieces, a dedicated owners' pavilion and bar, and new units hitting the market in 2026.

    What makes Minnesota's market distinctive is its depth beyond luxury. Park Place Storage operates 10 locations across the metro from Woodbury and Cottage Grove to Shakopee, Prior Lake, and Corcoran and offers deeded-ownership storage condos that bring the garage condo model to a broader buyer at accessible price points. Midwest FlexSpace is emerging as another multi-site operator, with facilities in Rosemount (67 units), Lakeville (28 units, under construction), and White Bear Lake. Condo Suites Otsego adds 124 industrial condo suites, and West End Autoplex in Delano serves 44 owners in the western suburbs.

    Greater Minnesota's market clusters heavily in the Otter Tail Lakes Country region, where 12 developments between Detroit Lakes, Lake Park, Perham, and Battle Lake serve seasonal residents and lake-home owners who need secure vehicle, boat, and recreational storage. Additional activity runs from Moorhead (Agassiz Shop Condos, 45 units) to Alexandria, Brainerd, and Mankato. Looking ahead, Orono Garage Condos (85 units planned near Lake Minnetonka) and Lakeville Flexspace (28 units, permits issued) represent the next wave of inventory entering the market.

    Garage condo prices in Minnesota span a wide range depending on location and amenities. At the top end, units in Chanhassen, Medina, and St. Michael command $275–$350+ per square foot, often featuring clubhouses and fully customized man caves. On the more affordable side, properties in outstate areas like Alexandria, Otter Tail, Detroit Lakes, and the Brainerd region typically sell for $50–$90 per square foot. In between, suburban Minneapolis–St. Paul developments average $190–$225 per square foot.
