Iowa has a small but well distributed garage condo market with five tracked developments spread across the state, anchored by activity in the Des Moines metro and the Iowa Great Lakes recreation region. The market is split between two distinct buyer profiles: suburban Des Moines collectors and small business owners served by developments in Urbandale and Waukee in Polk and Dallas counties, and the seasonal recreation market in northwest Iowa, where Spirit Lake and Spencer serve the Iowa Great Lakes and Okoboji area, one of the Midwest's most popular lake destinations. Marion in eastern Iowa, near the Eastern Iowa Airport in Linn County, rounds out the geographic coverage.

The Des Moines suburbs anchor the metro side of the market. Waukee Garage Condos offers 35 fully customizable units with HVAC, 100 amp service, Cat 6 wiring, and bathroom rough ins at approximately $250,000, a strong mid market entry serving the rapidly growing Dallas County suburbs.
